This department delivers substantial, well-planned works including full renovations, structural alterations and sensitive restoration projects, often within period or high-value properties.

All projects are individually planned, professionally managed and led by a dedicated Project Manager from start to finish.

Projects are priced individually following a detailed review and are not based on hourly rates. Quotations are clear, structured and reflect the level of planning and coordination required.

Small Works & Maintenance

Responsive support for day-to-day property works.

Our Small Works & Maintenance department delivers reliable, discreet support for repairs, minor works and routine property upkeep across residential and commercial properties in central London.

Typical works include:

•⁠ ⁠⁠Electrical fault finding and repair
•⁠ ⁠⁠Carpentry and general handyman works
•⁠ ⁠⁠Locks, doors and access adjustments
•⁠ ⁠⁠Gutter cleaning and minor roofing works
•⁠ ⁠⁠Painting, decorating, tiling and re-siliconing
•⁠ ⁠⁠Window and door repairs
•⁠ ⁠⁠Waste removal and small installations

  • Hourly Rate £130 + VAT
    Day Rate £450 + VAT

    Typical maintenance works include:

    • General fault finding and minor repairs

    • Door, window and ironmongery adjustments

    • Shelving, rails and small fixings

    • Minor timber repairs and making good

    • Silicone replacement and sealing works

    • Gutter clearing and minor rainwater repairs

    • Snagging and small remedial works

    • Installation of client-supplied fixtures and fittings

    Maintenance is intended for short, practical tasks that can be completed within a standard visit.

  • Standard Decorator £330 + VAT
    Wallpaper Specialist £450 + VAT
    Specialist Decorating (Price on request)


    Decorating

    Decorating and finishing works carried out as part of maintenance or small works job.

    Multi-room or specialist decorative schemes are quoted separately.

  • Hourly rate £135 + VAT

    General Plumbing & Electrical Works

    Minor plumbing and electrical works that do not require specialist certification or major intervention.

    Plumbing includes:

    • Leak investigations and minor pipe repairs

    • Tap, valve and WC repairs or replacements

    • Radiator bleeding and valve replacement

    • Appliance connections (where compliant)

    Electrical includes:

    • Fault finding and minor electrical repairs

    • Socket, switch and light fitting replacement

    • Extractor fan replacement

    • Minor electrical alterations

    • Materials, parts and certification are charged separately where applicable.

  • Hourly rate £140 + VAT

    Heating & Gas Engineer / Electrical Specialist

    Works requiring qualified specialists, charged at specialist labour rates.

    Includes:

    • Gas Safe heating engineers

    • Boiler fault finding and repairs

    • Heating system diagnostics

    • NICEIC-registered electrical works

    • Specialist electrical fault finding

    Certification, parts and major remedial works are excluded and quoted separately.

  • Gas Safety Certificate £150 + VAT
    Boiler Service £150 + VAT
    EICR - price from £220 + VAT
    EPC - price from £150 + VAT

    Certification

    Where works require formal testing or compliance documentation, certification is arranged and charged separately.

    Common certifications include:

    • Electrical testing and certification

    • Gas safety certificates

    • Landlord compliance documentation

    • Specialist reports where required

    Certification costs vary depending on the scope of testing and the specific requirements of the property. Prices relate to inspection and testing only and do not include any remedial works that may be identified.

    Please note that testing and inspection time is chargeable regardless of outcome, including where a property does not pass on the initial assessment.

  • Specialist works are priced on application and assessed on a case-by-case basis.

    These works typically require specialist contractors, additional planning, or dedicated equipment and therefore fall outside standard maintenance rates.

    Examples of specialist works include:

    • Roofing and rainwater goods

    • Swimming pools and hot tubs

    • HVAC systems

    • Flooring and specialist tiling

    • Tree surgery and gardening works

    All specialist works are reviewed in advance and quoted separately to ensure the appropriate expertise, compliance and level of care.
